Development: Cosmopolitan on the Canal in Color

I finally located a full color rendering of the Cosmopolitan on the Canal. This shot is looking Northwest at the corner of Senate and Michigan.


I'm not so sure about the choice of colors. What do you think of it?

Love it. Love the concept (retail and residential wrapped around a parking garage). We need it as a good example to point at and say "why can't you do THIS with your site?"

The structure itself looks pretty great. However, I question the colors chosen, but that is a simple thing to remedy.

I look forward to seeing a rendering of this from the canal side and seeing how the project interfaces with the canal at that point (Terrace, storefronts, etc. ?).

At least it looks real in the rendering. I can ignore color scheme so long as it the overall rendering is decent.
I agree with the above comment. We need a canal rendering before I can truly get excited about this project.

I should add that I've seen canal-side renderings. It's a u-shaped building around a stepped-up courtyard on that side. Active use (residents' fitness center on one side, potential cafe on the other) is at canal level.

That dark, almost black brick color is quite common along Meridian, Penn, Delaware and it looks good highlighted with limestone or cast stone slab.

This one's a winner. I would add that I have no interest in or connection to the project, so I'm not shilling for it. I just want to see a good, dense mixed-use property work in downtown Indy.

I'm giving the building a thumbs up. I like how it approaches the street. The colors don't concern me too much.

I like the dark brick and I like the green. I hate the beige. Stop using beige dammit! I hope the beige and green are not drivet. I'd like to see more brick, less beige. So, in summary, I don't like the beige.

The tall atrium on the corner is nice, but it draws too much attention for something that isn't that spectacular. It should be repeated somewhere else, perhaps above all the corners, and a bit shorter?

Other than those complaints, I like this development. That they Included public canal parking is especially great.

has this thing broken ground yet? i thought it was supposed to break ground in december. anyone in the area hear anything?

babbage -- Dec. groundbreaking is the last thing I heard as well. I live across the canal from this lot and nothing was going on as of yesterday. In fact, nothing has been done for months. At one point during the fall, it looked like they were doing surveying and soil testing.

If it weren't for the schematics I posted last month, I'd be concerned. But the fact that design work was still active as of December 7th (the date on the schematics) gives me a little more confidence. If no earth moves by the spring, I'll be more concerned.

I love this design, its great and should be used more often.
My only complaint is the tall tower on the edge, a nice domed turret would have done better.

There was an alley vacation petition in November-December, which was probably related to the survey work you saw. As you know, it takes time for those things to work their way through the byzantine system that is the MDC and its subordinate entities. And I'm pretty sure clear title is necessary before anyone will close a loan. :-) Isn't redevelopment fun?

After reviewing the floor plans Im convinced I have to have one of the 2 bedroom/den apts on the corner of senate and michigan with the awesome view of downtown! Drove by today and with the weather being so bad was impressed that so much activity was going on...cranes and such. Looking forward to a working website for the project...hopefully wont be long (:

I can appreciate and welcome the attempt at a mixed use building program. However,the critical connection of the building and site to the canal seems forced and skillfully unresolved based on some plans I have seen on other sites. It would be a welcome notion for a developer to cast aside historicism and build a building that is truly reflective of the time period in which it is being built. There are numerous more creative ways to integrate a building into the surrounding urban fabric. They do not involve relying on material selections and precedents. Rather, proper scale and basic human proportioning should be the driving forces. Developers need to move past the excessive uses of brick masonry and stone and propose more contemporary building materials and development solutions.

Chris, do you know if there are any plans to develop the two parking lots on the opposite side of Michigan street? More specifically, development that would obscure the view of the skyline.

Neal -- we went to L'Ex for the first time for your beer dinner and then again a couple weeks later. We loved it and will be back often.....though more often if you move here! We basically live right across the canal from this development.

I'm salivating at the thought.

It actually crossed my mind to post this location over at your blog but I hadn't quite gotten to it. There was even a city ordinance passed in the last year or so making the canal a "Riverfront Development Zone" or something like that, allowing restaurants to more easily and cheaply obtain liquor licenses. I posted about it a while back and could send you info if you're curious.

I believe many of the lots in that area are owned by One America. Specifically, the triangle bounded by Michigan/Senate/Indiana and the square bounded by Michigan/Capital/Senate/Vermont, the ones that would block the skyline view, are almost certainly owned by One America. They're definitely not doing anything with them in the short term, though who knows long term.
